            Existing roof damage and need for repair sometimes lies in wait and is then discovered with a leak after a heavy rain, Tate said, making rain the prime indicator that work is needed. “You don’t know there is a problem until you know there is a problem.”

            In some cases, repairs may be the order of the day, but Tate says the average roof should be replaced about every 15 years or so, just to account for normal  wear and tear.
